Sentinel Peak Capital Partners was founded in 2015 by Ryan Beaupré and Rick Chesney. Together, Ryan and Rick oversee acquisitions, provide asset management, own / operate Summit Property Management, foster investor relationships and generate new investment opportunities from the commercial real estate brokerage community. Sentinel Peak Capital Partners, Summit Property Management and their employees are focused on long term growth through the acquisition and repositioning of multifamily assets and a commitment to a team culture.
Richard Chesney is a co-founder and Managing Partner of Sentinel Peak Capital Partners. He is responsible for developing and effectuating the repositioning strategies for each property that Sentinel acquires. Prior to co-founding Sentinel Peak, Mr. Chesney worked within the Real Estate Finance Group at Goldman, Sachs & Company in Dallas where he participated in the origination, loan closing and securitization of approximately $1.0 billion in commercial mortgage loans across several asset classes including, multifamily, retail, office and hospitality properties. Prior to his time at Goldman Sachs, Mr. Chesney worked within the special servicing division within J.E. Robert Companies (JER Partners) where he was part of a team that actively managed all non-performing loans and REO assets. During his time at JER, Mr. Chesney was part of a team that repositioned a portfolio multifamily property in excess of 1,000 units. These repositioning strategies allowed the firm to recoup its original loan balance. Prior to JER, he worked for Cole Capital in Phoenix in an asset management role and began his career with Holliday Fenoglio Fowler in its Dallas office on its debt platform. Mr. Chesney earned his Masters of Business Administration, concentrating in finance, from Southern Methodist University in Dallas, Texas and his Bachelors in Architecture from the University of Arizona in Tucson, Arizona. He is an active member of the Urban Land Institute, serves on the Board of Directors for the Lake Highlands Public Improvement District and lives in Dallas with his wife, Melanie.
Ryan Beaupré is a co-founder and Managing Partner of Sentinel Peak Capital Partners. He is focused on sourcing new investment opportunities, growing and maintaining limited partner relationships and active oversight of Summit Property Management. Ryan’s background is in the sports and entertainment industry where he worked in the NBA, NFL and provided niche investment banking services to teams, leagues, private equity groups, universities and municipalities. With a primary focus on facility feasibility analyses and economic / fiscal impact studies, Ryan participated in advisory services on more than $2.0 billion in sports facility capital investment projects. He earned his M.B.A. from Southern Methodist University and his Bachelors in Business from the University of Arizona. Ryan is an active member of Young Presidents’ Organization (YPO), an avid sports fan and enjoys spending time with his wife, Rachel, and their son, Ryan Jr.
Char B. McCurdy, CAPS is the Vice President of Operations overseeing daily activities of Summit Property Management. She is an award-winning multifamily executive with 25+ years of experience. Char’s specialties include: Operational and Financial Oversight, Asset Management, Third-party Management Services, Strategic Account Management, Business Development and all aspects of multifamily management. She is active in her Church and is currently a member of Apartment Women of the Word.

Kevin Newman, CPA is the Vice President of Finance overseeing all aspects of the financial activities of Sentinel Peak. Kevin has over 20 years of real estate accounting experience including multifamily, commercial, homebuilding and private equity. He has a Bachelor of Science degree in Accounting from the University of Texas at Dallas and obtained his CPA license in 2005. He is an active member of the AICPA.
Laura Deddens serves as Controller for Summit Property Management overseeing Accounts Payable, ongoing staff training and payroll functionality. Prior to joining Summit, Laura has more than 20 years of accounting experience within the multifamily industry. Laura earned her M.B.A. in Accounting from Saint Edward’s University and a Master of Accounting from the University of Colorado at Denver.
Kevin Rabe is the Director of Acquisitions and Asset Management at Sentinel Peak Capital Partners. He is responsible for underwriting and analyzing all acquisition opportunities as well as ongoing asset management support on closed transactions. Prior to joining Sentinel Peak, Kevin was an intern at Holliday Fenoglio Fowler’s Dallas office where he assisted in the placement of over $150 million of senior debt across eight multifamily transactions. Kevin earned his M.B.A. from Rice University and a Bachelors in Business from the University of Texas. He is an active member of the Urban Land Institute.
Tracy Cherry is the Marketing Director for Summit Property Management and Sentinel Peak Capital Partners. She is responsible for all aspects of outbound property marketing and brand consistency across all Sentinel Peak / Summit entities. Tracy has held various marketing roles in the Property Management industry and her expertise includes previously held management and strategy positions, budget planning, social media management, resident retention, outreach marketing, in-house training, community involvement, leasing protocol, vendor relationships and is an active participant in industry education. She has facilitated education sessions at the Apartment Association of Greater Dallas, Apartment Association of Tarrant County, Multifamily Brainstorming and private instruction for management companies.
Outside of work, Tracy volunteers at Minnie’s Food Pantry and is the Legacy Day Coordinator for Minnie’s children’s volunteer program. She is married and a proud mother of 3 children, ages 16, 13 and 9. She enjoys watching the boys play football with their schools and her daughter cheer for her team.
